As we reach the halfway point of 2010 it’s a good time take a look at where we’ve been and in which were going. In Los Angeles the income trends are already predominantly very positive. The volume of sales is up and in May well 2010 the median product sales selling price was 22% higher than May well 2009. But a look behind the numbers reveals some intriguing questions.
How a lot in the gain is attributable to the massive government property buyers tax incentive?
Answer. A lot.
But in Los Angeles how very much difference does a $8,000 cash incentive influence a median priced property sale of $300,000? How much does it impact the selling cost and how a great deal does it affect the volume of sales?
In 2010 I predict we will see a temporary drop-off from the volume of foreclosure product sales and a slowing of appreciation which will last for a few months and then the industry will pick up steam once again towards the end on the year.
What do you think?
Will there be a larger quantity of foreclosed house this year over last year?
That is in my opinion the million dollar question. I don’t know if that is a million dollar answer purchase here are my thoughts.
There are literally millions of home owners that are now upside down. Meaning the amount they owe on there residence is much more than the present promoting value. All of these properties are potential foreclosures. Nevertheless the majority of these owners are only upside down by less than 10%. Many of these owners are already impacted by the recession but still have the ability to make there loans payments. Things are tight but doable. So what is this owner thinking about? Well if they believe the value of there property has bottomed out as well as the value is moving upwards once more than they will likely dig in and hold onto that property. Nevertheless if they feel the home price is still moving down or it appears it will go down then I believe they quite a few will walk away from the property and it’ll become an additional foreclosure.
At the time of this writing the media and the majority of research organizations are reporting increases in both revenue volume and income prices. So what will happen next? Market swings are largely determined by belief. We are what we believe we’re. It would appear now that we feel the markets will continue to improve and so it is.
My prediction. The Los Angeles foreclosure marketplace will see a extremely gradual slowing in the amount of foreclosures by means of the end of 2010 continuing through 2011.
One thing seems particular. Hundreds of thousands of houses will be foreclosed from the next two years. Each 1 of these homes represents an opportunity for somebody to begin a new future.
My predictions are base on my 25 years of experience inside Los Angeles real estate marketplace. Foreclosure market data from TRW and Data-Quick also support these findings.
Is 2010 the year you sit and lick your wounds or is it the time you take bold action towards the future? Play it safe with inaction or make your own future by your own action. If you are curious about bank foreclosures or have any questions or comments please contact me.

There are a lot of things for kids to do today that do not involve television. The trick is getting the kids interested in trying them, and that’s where kids games come in. Games for kids can include board games, word games, and the more recent trading cards.
We love to play kids games with our children. It can be a bit painful to move those plastic pieces around the board, but its great hanging around with the kids. Usually we even play by the rules. Kids games can be a good time and it’s not rotting anybody’s mind. Unlike video games there is also a strong social aspect to sitting down with friends and playing a fun game.
There are a lot of options when searching for games for kids. There are the obvious board games that we have all played from the time we were little. There are also adventure games, word games, and for the older kids - war games. One genre of games for kids that was not available when I was young was trading cards.
Trading cards have become a popular pastime for kids young and not so young. However, some of the most prominent games that involve trading cards can be very hard to learn. It can be annpying for a parent to sit down and play with their kid if the trading cards require complicated rules and have a steep learning curve. Worse, some games require you to build up small decks from hundreds of cards.
Most parents don’t have hundreds of trading cards to select from and even if they did probably wouldn’t know which cards to use. For kids, collecting all the cards (good and bad) may be fun at first; but, for parents, buying hundreds of bad cards to get a few good ones could be a real problem. Combining simple game mechanics using complete decks of exciting trading cards could be just the answer.

Why? Why is it a good time to be thinking about how you heat your home? It’s simple really.
Energy prices, gas prices and heating prices keep going up and up. Yes, up and up, even more.
So, now is the time to think about heating your home with wood. Yes, wood!

You can heat your home with wood. Think about it.
Think about the cost to have the oil truck come to your house and fill your tank for your oil stove. Ha!

Maybe it’s furnace parts that you need. Well, Alternative Heating & Supply has those, as well.
Or, maybe you’re after a heat exchanger. Maybe you don’t know what a heat exchanger is? If you do, and you need one, you know you need one!
